Our new Community Led Housing Fund

We are delighted to announce the launch of our new 5-year Community Led Housing Fund (CLH Fund), the successor to our Community Land Trust Funds I and II.

The CLH Fund is now open for applications for loans, standby facilities and, in partnership with Power to Change, grants[i] at every stage of a community-led housing project.

The CLH Fund offers seamless finance at various stages of a project from pre-development finance (part loan / part grant) to standby facility to raise community shares or act as a bridging loan to grant funding for instance.  At the pre-build stage there is a land purchase facility, with an element of grant funding, and at the build stage we offer development loans up to £400,000, often co-investing with other social banks and investors.

Since 2008, we have provided more than £5m in social investment to build 190 affordable new homes, with 470 in the pipeline through our Community Land Trust Funds and the new CLH Fund plans to support up to 1,000 more homes.

We have launched this new fund in response to the increasing demand from community groups to deliver affordable housing for people to live in a community where they have easy access to both family support and employment and where house prices are often unaffordable for local people.

Community-led housing models have grown rapidly in recent years. Research data collected by Homes England revealed that there are more than 16,000 community-led homes in the pipeline.

As evidenced in our research, Helping Communities Build, accessing early stage finance remains a key barrier for community-led housing schemes that need risk-bearing, flexible and affordable finance. We are currently the only nationwide lender of much-needed pre-development finance to complete works prior to planning permission.
