One of the organisations tackling the acute shortage of high-quality, affordable homes in central London is Dolphin Living, the brand name for the Dolphin Square Charitable Foundation and its subsidiaries

Dolphin Living’s affordable housing developments are designed for key workers and local people facing poverty, deprivation or disadvantage - in some cases giving formerly homeless people their first ever tenancy. Its pioneering approach includes offering personalised rents, assessing tenants’ income and charging based on ability to pay.

The growing need for affordable homes in London where residents can remain close to their families, work and community services is fundamental to Dolphin Living’s core mission. To help grow its portfolio by providing 20 new homes for Londoners at sub-market rents, the charity approached CAF Bank for loan finance.

FUNDING THE PURCHASE OF NEW HOMES

CAF Bank supported the purchase of new housing stock in central London with a £5 million investment, representing the bank’s biggest loan to date. This development is now providing homes for vulnerable individuals who are either homeless, have learning difficulties or who are unemployed and are being supported to start their own business. Tenants benefit by staying in Westminster, closer to their place of work, friends and family, and valued public services.
