We offer development finance for social purpose projects by experienced developers.

Projects we support range from the development of single and multiple units, to bespoke conversions and heavy or light refurbishments, including:

  • New build housing for sale or rent
  • Live/work spaces
  • Student accommodation
  • Assisted living accommodation
  • Supported housing

From purchase loans to secure your project, to development loans to get you started, we’ll support you each step of the way.

Our lending criteria

We consider applications on a case-by-case basis, which meet these general lending criteria:

  • Loans up to 65% of purchase price and 100% of build costs. Subject to a maximum 65% Loan to GDV and 75% Loan to Cost
  • Loans up to £2m per project, including rolled interest. Higher loan amounts are available for the right projects
  • Initial loan term of two years
  • 1.5% arrangement fee and 1% exit fee
  • Loan applications are considered for projects in England, Scotland or Wales
  • UK incorporated entities only
