The cause

The origins of Housing Pathways Trust date back to the seventeenth century when Edward Vaughan left money in his will for meat, coal, and bread at Christmas.  In 1904, a scheme created Ealing Charities for the Poor which brought together almshouses and distributive charities with Ealing Dean Common Allotment land.  In May 2000, what was then Ealing Consolidated Charities changed its name to The Ealing and Brentford Consolidated Charity and in 2011 Housing Pathways Trust was created.


Housing Pathways is a not-for-profit organisation working to help communities and individuals through the provision of housing and grant funding.  They currently operate almshouse dwellings housing people over the age of 55, allotment sites, commercial units and leasehold properties and provide grants for community groups and voluntary organisations based in Ealing and Brentford.

 

Our support

In 2012 CAF Bank provided a loan to help Housing Pathways redevelop an existing site to build 8 flats and refurbish 4 bungalows in one of their schemes.  In 2016 CAF Bank provided an additional loan to refinance existing debt and help with the building of a new office.

The impact

Housing Pathways are pursuing a core strategy of rolling investment in their current properties and a cyclical programme of maintenance work to make the properties safer and fit for the next generation of older people.  In common with other housing charities, Housing Pathways’ biggest challenge in the future is how to fund compliance with ambitious zero-carbon targets.


“We moved in five years ago, post refurbishment, so can only imagine what it was like.  The configuration of the space has retained the “cottagey” feel and works extremely well, especially since the design easily facilitates the use of a wheelchair.  The separation of the rooms provides a living room, kitchen and dining area, bathroom and bedroom which keeps it cosy and warm,” commented a tenant at a property for which CAF Bank provided a loan.
