The cause

Sutton Housing Society (SHS) is committed to providing well-maintained quality homes for local people in Sutton.

Given the limited space available for new developments in London, SHS is focused on finding innovative and sustainable ways to maximise its portfolio, such as adding more floors to its existing buildings as part their airspace programme.

With support from CAF Bank, SHS is now planning to upgrade and extend Trickett House, its first-ever purpose-built development, originally completed in 1967. 

 

Our support

Working with CAF Bank, SHS has secured an £8 million loan facility to add two new floors and 19 more self-contained flats for older people to Trickett House, as well as deliver an extensive programme of upgrades to improve the development’s communal areas and overall energy efficiency.

This approach – upgrading current housing stock to meet residents’ needs, rather than building new developments – is central to SHS’s wider sustainability strategy, to minimise their environmental impact and supply energy-efficient homes that meet net-zero standards.

 

As Robin Roberts, SHS’s Chief Executive, explains,

“Our approach is a simple one and with the support of the CAF Bank, we are continuing our innovative airspace programme to provide new homes for older people, while also transforming our existing schemes for our residents. The whole block solution combines new works, stock condition upgrades together with energy enhancements as a single package and allows us to future proof our buildings.”

The Impact

For SHS, the plan includes fitting the existing flats and communal areas at Trickett House with new windows, low-energy lighting and a sustainable drainage system, as well as new works, such as implementing communal air source heat pumps.

As a result, SHS were able to source lending support for the Trickett House Development from CAF Bank, via our Green Loan.

The CAF Bank Green Loan supports charities and social purpose enterprises to achieve their sustainability goals, providing enhanced terms on funding for environmentally beneficial projects.
